Prepare Your Home for Sale

A buyer makes a "yay or nay" decision within 15 seconds of entering a home. It is based on “feel” and involves al 5 senses: sight, smell, taste, touch and hearing. An agent will be able to walk thru your home and give advice on repairs and maintenance items that may add value to your property. Do not to spend a lot of money that will net you a small return on your dollars. I do a walk thru with you and then walk thru with a professional decorator. Then we go over priorities together.

Determine Your Home’s Value

The objective is to find a price that the market will bear but won’t leave money on the table. Assessing the value of your home involves an in-depth comparison of active listings and closed listings in close proximity to your home. The real estate term for this step is Competitive Market Analysis or CMA. The factors that you are comparing include:school district, number of bedrooms, number of baths, basement finishes, and, of course, location.

Negotiate the Offer

Once your home is on the market and a buyer is interested, he or she will submit an offer to your agent through their own agent. Today it’s your home – tomorrow it’s your asset (remove the emotion). Remember your reasons for selling and your ideal time frame. Treat every offer seriously. Go through each term that has been proposed by the buyer and decide the significance this term has on your ultimate goal for an ideal move. Last but not least, know your market.

Close on Your Home

Once you’ve gone through the process you are ready to officially sell your home! You’ll sit down and sign paperwork with the help of your agent and transfer the ownership of your home to the buyer. Now it’s time to celebrate — you’ve just sold your home and are ready to move on to your next adventure.
